  1. This was a great video very informative. If I recently purchased a house under a conventional loan and my wife is the co borrower not co signer, can she still apply for an fha loan for a quadruplex. We plan to have her live there for 1 year then we'll rent it out with the other 3.

You forgot to mention that you must live in the unit for a minimum of 1 year and using FHA loans to acquire multifamily properties, claiming to occupy one of the units as a primary residence and not occupying it for at least a year, or not at all, is one of the most common forms of mortgage fraud with FHA loans, and is a Class C Felony with fines up to $1mill and 30 years in the big house. Your important recommendation to only use a lender who understands the "nuances" of these loans is… interesting. The purpose of these FHA loans is not to provide loans for people to buy investment property, it is to allow people to buy a home that they could not otherwise afford, because they can subsidize their payment with the rental income generated. There are no FHA loans "For Investment Property", they are always for primary residences, but they allow multifamily dwellings as a property type – which can help people live in their home essentially for free, but again, not for the purpose of buying investment property.
