Yes…listings are skyrocketing..Foreclosures are rising…Prices are falling…prices need to fall to 2019-2020 levels…for normal demand return.

They cut rates like you predicted but the long term rates actually went up because the market is expecting inflation. the problem with your logic is the Fed cannot control rates. They only try to influence rates. The labor market is now starting to crack and fed rate cuts will not save it. It will snowball.

This seems like 2008 again in the sense that banks are lending like crazy and people are spending money they don’t have. Crashes are inevitable but it’s impossible to time.

Homes in our area are being bought up by investors and being rented out. People, our demographics do not support the supply and demand argument. The housing market is being manipulated and I’m not having anything to do with it. Staying in my apartment that hasn’t raised my rent but 60.00 in five years.

Don't rent homes, or do airbnb. Let the firms who bought up houses sit on them.
Where i am at seen homes drop about 10-15% since june. More listings popped up in july and most have had 1-3 listing price cuts since then.
