Great information bro. This is what I learned in life what ever you put out there in the universe comes back to you whether it's positive or negative. That's why I try everyday to live in a positive way.✌💯
It is all down to the laws of demand and supply but the diaspora community has also contributed immensely to the imbalance in the market system hence why real estate has now become super expensive in a lot of these African countries.
Most African countries are still, to a large extent, developing countries with a lack of basic infrastructure that you would normally take for granted in the Western world, so it doesn't make any sense that real estate should be more expensive in Africa compared to the developed world.
For example, there are a lot of places in the southern states of America where you can still buy good house with big plots for under $200,000.
You can buy a farm with buildings on an acreage in rural Kentucky for under $500,000. This is in America with good infrastructures , security and access to good medical facilities. Why would somebody pay a $100,000,000 for a house in Africa when for the half of that amount of money you can buy a penthouse right on the ocean in Miami or even a 4 Bedroom house with your own jetty to the ocean in some of the best neighbourhood in Miami where you get to rub shoulders with celebrities that live in these neighbourhoods.
The fact is, African developers are becoming too greedy and unrealistic but I don't blame them since a house is only worth what someone is prepared to pay for it. As long as there are a lot of Disasporans who are willing to throw their hard earned dollars at these developers then prices will only continue to go up. I see a lot of these young developers on YouTube driving around in their million dollars cars in Lagos and Accra and you wonder at whose expense are they buying all those flashy cars. Obviously, some ignorant people in diaspora are throwing their money at them and can you blame them for taking the money?. If the demand from diaspora dries up, a lot of these real estates in Africa will quickly see massive drop in their values.
There are places in Europe where even $100,00 will buy you good investment properties with a good return on investment in the long run and where your money and investment will be relatively safer. The truth is African real estate has become too expensive and developers have become too greedy. Market corrections will happen at some stage and some people may not come out well on the other side.

As a Ghanaian American who now lives in Ghana, one thing I’ve noticed about Ghanaians is they are EXPERTS at playing d🤡mb! So they can deceive you if the person comes off as dimwitted, but actually knows exactly what they intended to do to you!
Have to be careful and avoid a lot of people, especially of lower income watch out!
Local Ghana can’t afford these expensive land they target the US People’s.

I lived in Ghana for a short period. Scamming has become the culture there not just the real estate industry. Humans who mentally live in lack thrive in survival mode.
Definitely our own way of thinking 😢.The ones who are genuine we think are scammers and vice versa.
I believe people get scammed for two reasons one lacks knowledge and there are also scammers that look for ignorant people to take advantage of their lack of knowledge. Because it's not easy to get information to be well knowledgeable of the market it is very easy to be scammed. There is not an easy way to verify anything in Ghana even if you go to the land commission you do not know if you're speaking to the right person in the office or if you are in the right office. And as a foreigner they expect you to have a lot of money to spend money on everything. Of course individuals get scammed because of their own greed.
Scammers got to eat too. They give cheap people what they want. You get what you paid for.

I might have seen one of the same scam companies you alluded to. They advertise beautiful houses at low prices and pressure you to pay a deposit. But when you visit the site, you find that they have no houses. Just empty land and broken promises.
So much facts in what he is saying. In real estate there are levels low income and high income. People say properties are too much speak for yourself, To someone else it is a steal!! I am building right now three 3 story buildings materials are not cheap especially iron rods!! so if you can’t afford Step aside
Anywhere in Accra is expensive but it not worth it. Outside the city is far better.

I was in Ghana in September to January 24. I want to come back to live and invest. I left because my brother was sick and I the hospital, so I had to come and see about him. How can a retiree with social security make it in Ghana. Please hit me up.
The main problem is that ghana infrastructure and economy doesn't support a home costing $300k- $600k+ at this point it's just simply people changing high prices because they can. There is nothing that justify the cost. Simply saying high material cost doesn't justify the prices because the economy is a large factor in home prices. And from what I can see ghana economy is not that stable or even have the infrastructure to even support that wild housing market. Can you even get homeowners insurance in ghana?
Why do people keep comparing the American housing market prices to Africa as if they are the same markets. Well if we are going to compare the two than you also have to compare the economy and average wage/ income. OK let's do it In America the average wages or income is approximately $63,000 usd per year or about $5,250 per month. OK now let's do ghana the average wages in ghana is approximately $65.00 – $645 per month or $780 – $7,740 per year. Now do you see why a home costing $300k-$600k is a problem and a sticker shock because the price doesn't match the economy or local income so that technically makes that home more expensive than America homes.
What Rush is saying is spot on. I also got scammed trying to get a deal, fortunately, it was for a low Ghana cedi amount. Took the person to court, and got a judgement. Payments are being made. I have certainly learned my lesson.
