This was very educational. How I wish you would talk about acquiring the money to put down. That is the hardest part that no one talks about. Give lessons on how to cash out refi, (pros/cons), 1031 (p/c), if networking and borrow from friends and family what type of terms should you offer? How can you do a payback on long-term rentals? Flips are easier. Etc……. Etc…..

I believe there should be more about the money flow and how to get it than actually finding the deals. Still a wonderful video. Thank you for putting in the time.
