If a landowner gives you a notice and the landowner re-enters the land due to your failure to develop it, is he supposed to refund your money?

The Government itself is deplorably doing a disservice to Ghanaians in terms of land acquisition . By turning a blind eye on the issues of land registration . Seems the authorities affectionate the many land conflicts that rages on in the country which in many cases lead to loss of human life .

We bought an uncompleted house from a friend & the plan was for her to transfer the name into my 2 children's name. My greatest regret is, I trusted her intoto. But once she got the cash she didn't do the transfer. So it's my responsibility to have the land transferred from the previous owners name into my chn's names. We have passed all copies, indenture, site plans, letters, 4 copies of evidence witness statement etc. including a request of the identification of the previous owners for the lands land commission. Land commission asked for me to pay for their surveyor to revisit & review the demarcation etc to reflect current requirements and still no response. I can't even get any response from the contact person. This is so soul destroying, we've been waiting for their lawyer to approve ff a court declaration or something since 2018. Wish I could get advice/help to get to the bottom of whatever is preventing the transfer

I bought a land built a single room on it. Some one just came to demolish my property without any notice from court, when he was arrested he said court has awarded him with a judgement but i was not served with any notice from the said court. Is this lawful?

Why such laws in Ghana coz I bought land in Southern Africa 25 years ago still not developed and no one can touch it.

The Land Commission’s website provides a wealth of information on the process. Step-by-steps have been helpful for many. However, it becomes two different worlds when it’s time for processes to actually play out the way they’re scripted to in the field.

In terms of building timelines, when dealing with actual entities that are responsible for performing certain tasks, vetting and oversight is equally important. There are some that are truly sincere about their craft and walk in integrity but that’s not all. For example, waiting for extended periods of time for a process to complete only to learn that the process when done correctly only takes 2-weeks to complete with qualified entities. Keep in mind, for every process that’s delayed for months, that in-turn adds additional time toward completing the next task. This is where a lot of pressure on building within the 2-year time-frame is strained.

So, it’s easy to see how building takes longer than expected as everybody doesn’t always end up dealing with personnel who followed proper protocols. Especially for non-citizens who are new to the process and want to do things correctly with proper oversight; safeguards are equally important to ensure guaranteed protections under the law. At the end of the day, deadlines and timeliness are just as important for everybody to follow. So, kakra kakra can't always be the default position when handling this type of business.Thank you for this very important dialogue.

ITS VERY DISAPPOINTING TO HEAR IN 2024 THE LAND COMMISSION DOESN’T HAVE INFORMATION FROM THE COURTS ON LAND LIGATION ISSUES?? THERE IS NO POINT HAVING ALL THESE LAWS IF ITS NOT WORKING FOR THE PROPLE. INFORMATION BETWEEN THE LAND COMMISSION AND THE COURTS THIS WILL REDUCE LAND FRAUD!!!

It is interesting, he knows his work. But I am appealing. To him to try to reduce the delays in service delivery.. even with technology. There is a lot of delays in service delivery.

This is the best video I have watched online today…… As a real estate Agent myself, I can boldly say a lot of us lend ourselves to land scams, I have met clients who just won’t spend a little to do a land search …. Why would you buy a land worth thousands of cedis yet don’t want to spend just a little to run your check???? This thing still baffles me….😒
