On digitization of land and house I concur with you it can save a lot of investors from losing their money to fraudsters.
Digitization will also help increase investment opportunities.
This has been established in some countries. For example, a simple search of rental house in Google, can enable you to know whether the property is on lease or already purchased.
Such a search contains a quotation of property value and a break down of taxes paid to the government from current and former owners of the property.
I found that info very useful and I believe if borrowed in kenya, it can help address some of the challenges that land buyers face.

This is one of the most fertile areas in Kenya. Kenya is majority arid and semi arid. This is one of the few fertile areas we have in the country. Putting up a housing estate here is quite unfortunate.
