Im confused about the whole first time buyer thing and its significance. I bought a house with my ex girlfriend 20 years ago. She put the money in (borrowing from equity on her other house) and I just went halves on fees, but legally half the house was mine as my name was on the mortgage. After 6 months we split up, put the house up for sale and moved on with our lives. I walked away from it with absolutley nothing. Legally if I bought a house today would I still be considered a 'first time buyer'? I don't see how 'my' house from 20 years ago would influence buying a house today.

You also have to pay large fees to switch mortgage from residential to BTL. So this is rubbish advice. Also ur interest rates can change in between , and we have such an unstable government now.

It is a £5000 down payment to someone with millions of pounds worth of assets. Its a game he can play, unplayable to 95% of people.
First off, you need a salary of over £50,000 a year to even be considered for the lowest percentage mortgage. A 95% mortgage is a rarity.
You then have the issue of saving the £20,000 – £35,000 mortgage deposit….The £15,000 – £30,000 refurbishment fees, the £5000 – £12,000 legal fees. All while paying for general living costs PER YEAR: £7000 – £12,000 (rent), £4000 – £6000 (food), then £3000 – £6000 on basic utility bills. I havent even mentioned vehicle insurance and vehicle upkeep, school fees, etc, etc, etc.
All this video is, is explaining how to get yourself into LOTS of debt, shorten your lifespan through stress due to the fact that one miscalculation leads to financial turmoil.
Even with the holiday lets idea, the section 24 tax applies to this now. So after Allll of the jumping through the hoops of lending, borrowing, re-financing, refurbishment, re-mortgaging, deal sourcing. You are ultimately left with a property you can rent out with little profit, because you don't own the house you have secured through all the steps above.
You're better off simply saving towards a 30% deposit. Buy a house via auction, secure a loan from the bank. Refurbish and sell on. You can't Buy To Let a property if it is your first home.

I never hear property investors talking about the following strategy and i am confused as to why, please inform me. Why not buy 100 to 120k properties up North and literally just pay them off over 15 to 20 years with the rental income and then you have multiple properties that are fully paid down. Now you can just live of the rental income or sell and reinvest.

I now owe a nice three bedroom semi in didsbury and I’m dojng it up slowly and in five years time I will sell and move into a nicer house. BTW I’m 24. Trainee solicitor and my current salary is 25k. I saved £60k in three years and put down 25% of the value and had enough for legal fees and some basic furniture.
