listening to a few folks in Ghana the way they do land purchases are not what americans would be use to.
i would, for americans, suggest that one first becomes a citizen, then only by freehold land.
non-citizens as i understand it can enter into a lease (rent) of 50 years. they say that the lease can be extended, depending.
as most americans view property it is their greatest investment holding the wealth of the family. why? because if hardships occur the property can be sold, or financed for money and that money could be used for personal need.

surely you see the possible problem of renting land for 50 years and building a big house on it. at the end of the 50 year lease you may be dead. the contract may not have included your named family members or whoever you want to leave the remaining time on the lease to. if you have not included in the original contract the idea that you will be allowed to extend the lease, when time is up it may be up. you have built the owner of the property a free house and paid them for the privilege of building it for them and probably maintain well for them. in 50 years time one never knows who they will be dealing with, a nice person or a mean person.
now think, they will be allowed to charge you more, i hear them say a reasonable amount, but… see the property now has added value, a house, the one you built that does not belong to you, and the land itself. so, the next 50 years may be rather expensive.
look, i'm not a lawyer, but this seems to me not the best business decision.

so become a citizen first. as a citizen you may buy freehold land, my understanding, if you buy such land it is yours, you are leasing from no one.
no kids, then a lease might be for you, for once you die you are not leaving anything to anybody.

checkout the contracts of the prebuilt houses in developments too.
