It's unfortunate…i just bumped into this. If you still want a home in Ghana, get in touch. I can recommend some good land available and credible builders, and you get to do your own due diligence with your lawyer. Most of these estate companies dont build quality homes. You should do your due diligence on ME first.

This is my personal experience with Sucasa, and the experiences of hundreds of people living abroad. I signed a contract with Sucasa in 2022 for a 4-bedroom house to be completed in 4 months. Per the details of the terms of the contract, I paid 70% of the price of the house at the time the contract was signed. The remaining 30% was to be paid over a period of three months. Over a year and two months after the contract was signed, Sucasa did not start building the house let alone complete it, so I decided to ask for a refund of the 70% that I paid. They did not respond to my request for refund, although it is clearly written in the contract that there will refund 100% of the money if they are unable to complete it within 4 months. I was so frustrated that i decided to get a lawyer and take the matter to court to get my refund. A few other customers who are in the same situation joined me to get the lawyer. We proceeded to court and the judge ordered Sucasa to refund the money with interest. Mind you, sucasa did not even show up in court to defend themselves. Although the court asked sucasa to pay us back, it has been a hustle getting sucasa to pay. We had to resort to the hard way of going after their properties and auctioning it. We are currently in the actioning process to get our money back. In the midst of our frustration, we got the chance to talk to the Michael, the CEO and instead of telling us something reasonable, he got the gut to arrogantly tell us to do whatever we want. There are hundreds of other customers going through the same ordeal with Sucasa. So if you are a potential customer, I will advise you to stay away from sucasa. A bad strategy cd actually lead to what you are trying to avoid i.e. bankruptcy and I doubt govt has appetite to bail out a private company building houses for upper middle class citizens and non citizens. Speaking from decades experience dealing with insolvency, restructuring, debt recovery….. you need ……

This is really sad as we all work really hard and have good intentions to come to Ghana to live and be free. I was sold encroached land from a woman name Aleta Israel who is the owner of Ghana Consultations in Asebu. She is from the diaspora duping and overcharging the people in the diaspora. Even our indentures had another couple’s name ( Shout of to the Bodley’s an amazing couple who I reached out to once I saw their name on our documents) along with our name on our indentures. Aleta lied to us in her consultation stating we were getting virgin land and no one has ever owned the land but after speaking with the Bodley’s we found out that they bought the land first and Aleta took back their land because they were asking too many questions regarding updates and she had over sold the land which is why she would never show is our land after purchasing it. There wasn’t any land left until she took back the Bodley’s land but she still took our money.,She is very unprofessional, has bad business practices, unorganized, pays her Ghanaian workers very little while she collects thousands in usd, has a very nasty attitude once she receives your money especially if you are inquiring on updates etc. She is a Liar and is building her mansion off the backs of the hard working diaspora’s money. Been in business since 2021 and only has 2 incomplete homes built which is her mansion and another couple home. Everyone has been waiting with no communication. We recently flew in and met with the Chief and he was shocked at how much she charged us for our land when she didn’t pay that much for the land which was supposed to be for her and her family to live on not to be sold to others in the diaspora. Please avoid this woman at all costs. We are still fighting for our full refund as encroachment is illegal and our home could be destroyed if we build on that land per Cape Coast land commissions. Everything I’m stating here is factual and can be backed up with proof while she continues to lie on her YouTube channel. 8 of us have joined forces and more are coming forward to expose her to keep this from happening to our brothers and sisters .

With any substantial investment that is based on performance, there needs to be an allocation process that is based on inspected and approved progress. All funds remain in escrow as per the schedule and released upon performance and inspection. For example a. demonstration of land ownership, allocation released b. municipal approval for building on land, allocation released c. demonstration of contracts with contractors + wave one materials delivered to site, allocation released d. each wave of materials delivered, installed, inspected … allocation released and so on.

Never proceed with ANY entity that will not comply with such a structure. This is a red flag that that they are either floating money for completion or they have ill intent. No reputable and capable builder will object to a legitimate development and purchase agreement. Only a scoundrel will circumvent accountability.

No matter what is happening with Sucasa now, they surely paid themselves along the way. Go after them personally and collect every cent plus interest. Pursue them until they are held accountable or until they perish, whichever comes first.

I believe it's best to build your own house because you will be the boss of your money spending, and when things like this happened, it takes years to resolve or never resolved. These scamming problems need to to be stopped by any means.

You should do a video of due diligence you did and red flags you missed. It sounds like real estate pyramid schemes where builders put up a few not completed buildings and promote like crazy to sell same plots to many then eat the money investors send by string them along until they give up on the investment.

This is clearly a case of cost evaluation. At the time of the evaluation it was cost effective for the Company to complete the project but like you said after COVID the cost of everything went up, the mistake Sucasa made was they should have immediately cancelled the project and reimburse investors and cut their losses but rather tried to control a situation that cannot be controlled because the whole world went under price evaluation due to COVID

So clearly, in 2024 this will be labelled a Scam because the Company could not deliver and also has not refunded investors

I am so sorry that you are going through this. I was of the belief that those from the Diaspora were the easiest preys as it relates to land-scamming and corruption in Ghana. But come to find out that Ghanaians are also facing similar issues from within. 🤦🏾

I have heard enough. I was looking at Ghana for a place to invest in for my retirement and for the future of my children and grandchildren. I had "high hopes" for Ghana, but now, I give up on Ghana. I was planning to visit Ghana in August, my first trip to Africa, with my grandson, but now I am no longer intersted in Ghana. We will visit Morocco instead, especially since Morocco does not require a Visa.

In November 2022, which was the month when they did the ad of the promo ($45,000), My brother contacted a sale rep of SuCasa. And then he asked to his lawyer to contact them to have the necessary documents for due diligence but they never answer all the questions she asked. Straight away, the lawyer said the my brother should not even try to purchase.

When you go to court, you find out that many people, mostly from the diaspora trying to avoid legal fees, deal directly with the property owners. Normally you should start by a lawyer; and even that be careful on the lawyer too.
