Laws should be in place for those who submit frivolous claims against a property. I think blockchain technology will focus on all transactions that will allow for transparency.

IMHO, the Ghanaian government should implement an administration portal with the relevant details of all available land for leasing and purchasing. This improvement would help the prospect to do due diligence with ease and avoid lots of hassles such as court cases. Initiate a database team to centralize all the relevant data. And elaborate further on this foundation.

Lands Commission itself has problems when it comes to records keeping so what is the guarantee I filed a document in 2013 for Land tiled and got a receipt Yellow Card has followed many times on this process I was told my documents were missing and could not be found if only today my document will be found I don't I know. The second document process for another land piece of land in 2nd August 2019 LRDTDR599537492019 the same got a Yellow Card as well now called White paper I was told they could not find the document in their system again I had to begin a new process after all that money paid got wasted now you see the system in Ghana is very corrupt there is no clear cut in processing anything in Ghana. any type of documents to be processed in Ghana you should be ready to pay either double or triple or else you don't stand a chance of getting anything done at all

A good public outreach program likes this will help keep the public well informed. Ghanaians and the diasporans will both benefit from this vital information.That’s how you keep the trust of the general public.

The question is, are there conveyancers who are registered with the government in Ghana?
Also, a person from another country would find the terms exhausting going through all this.

Another good Point is to have An Already Registered Piece of Land in a Residential area ?? With All the Already Approved and Registered Indentured / Land Title In the Name of the Owner.

After the Serches Proven to be Genuine. ?? Comes Negotiating of the Price. ?? Part Payments with Receipts and Production of New Indenture in Your Name as the New Owner. ?? Then Title Deeds Transfer Documentations : Signing and Approval In the 14:34 Courts.

Don't fall for land scam in ghana, those people are very pretentious,they pretend they like you ,but they are always looking for an opportunity to steal from you, they also do it among themselves

Don’t buy land there. It will be taken back and not secured. And the diaspora are not treated right with land acquisitions.

There would be less confusion if Ghana does one of two things.
Either let people know that there is no such thing as freehold title available to foreigners or non citizens, with the confirmation that what is available to them are long term leaseholds, up to 50 year tenures.

Or amend the constitution and 2020 restatement of the Land act to affirm that freehold can be held by or conveyed to foreigners and non citizens…

As a Ghanaian, kindly avoid purchasing family and stool land instead, focus on government land. The system in Ghana lack transparency with respect to land purchasing.

Africa is too complicated, it offers only more pain and suffering to many Black Americans, too many African Countries are not stable or safe, I wish some of the countries were in better shape but that's the real world and African is no panacea for dependents of Slavery.

Nothing was mentioned about why lands commission takes years to register land , plus nothing was mentioned about what to do if your land has been re sold

I done all that to find out the land I bought didn’t belong to the person who sold it to me although it was registered in his name ,

You mean rent land since freehold is no longer allowed

The seller will take commitment fees before you are given an indenture.
How to you get back your commitment fees as well that of the surveyor 's fee if you realise the seller is not the true owner of the said land? We need a better way of checking for land ownership in this country!

I haven't listened to everything yet. But I want to know: how would we as a foreigner know we are dealing with the right chief? The land in question hasn't been promised or paid on by others? How are they able to prove they have the permission (read: right/authority) to make the land agreement/deal? What if the chief takes ill, does this process start over?
