When buying a house from a real estate company how do you verify who owns the land under which your house is built? I've heard of land dispute causing tenants to be locked out of their gated estates and this causes me great concern

I appreciate your integrity. Your commitment to the due diligence process is extremely admirable. You are definitely among the best in your field because of your transparency.

I am not sure if you adopt this practice but I highly recommend it. Most agents quote land and property prices excluding the agent cost.

Most Diasporans, particularly those not familiar with the way business is done in Ghana find it very frustrating to be told after a transaction is done that an agent fee is still due.

I STRONGLY RECOMMEND that you include your fee in the price quoted so that when buyers budget they budget a specific amount of money to purchase and are not confronted with an additional cost AFTER the sale is completed.

As an alternative, agents should disclose the amount of the agent fee at the point when the sale is advertised so buuers know exactly how much money they have to spend.
