This house is not worth that money the most I would give it is $200k Ugandan already built houses don’t make economic sense here in the UK that money gets you a Luxurious house in a very good area Ugandans need to be realistic that’s why these houses spend decades being on market
You talk of 30 decimals that is not half an acre which should be 50 decimals honest recording will serve you better
