Nice looking space, in general, but the “suites” are not all that large. It’s overpriced for what it is and where it is. I would say it’s worth more like €250k-325k.

To put the price of more the €400k into context I bought a 170sqm footprint late 18th century 3 bed + study; four sided 1Floor columned space in Dar Bacha in 2018 with Quentin Wilbaux restorations for €300k and spent another €100k to bring it up to spec. Either this is Riad hugely overvalued or if the real mkt price my timing in hindsight was perfect.

Prices have definitely gone up since the end of covid.

Another somewhat pricey property, but I guess whatever the market will support. More and more of these have the look of properties that are being flipped, renovated for intentional resale, which is fine, but it's a bit axiomatic that, nice as they may be, they often have a premium attached and they often are devoid of much historical features/charm. As I note, this is pretty universal for wherever you are in the world.
