I'm very curious about the style of building employed by many American developers. I often see them rely mostly on timber rather than brick and I always wondered about the cost for both options. Building and maintenance. Would you recommend the American style of building in SA looking at cost, material availability and ease of construction?
The are no hidden costs if you are familiar with the build science, you need to know the geology of the land. The spec needs to be right, water proofing & humidity control

It would be a cool series if someone could review these luxury modern houses that cost millions and runs through the cost (or estimations) of building them. i mean, I can't be the only one wondering that, if a house costs 9mil, how much did it cost to build? And as mentioned in the video, there are multiple costs that are included in addition to the labour and material but it would still be a fun series to watch.

I take it the engineer did not do a proper geo tech investigation prior to designing there foundations?
Speaking about unexpected costs(Gremlins to your account), budget for these… Land surveyor, Geotechnical engineer and Structural engineer… Your Architect will require services from these guys before they can design and submit your plans… 🙂
Read your builders contract thoroughly and have a clear understanding of their contract before you sign.

One would have expected soil testing to be done well before site preparation in order for your client to count the cost before building.

A question I have before purchasing any land to build on, would the estate (in this instance) provide the information beforehand so that the potential buyer knows that they would need to increase their budget? I mean surely someone must evaluate the land beforehand to see whether if it is habitable right?
