As a real estate agent I can tell you to never say “how are you” cold calling. You have close to 3 seconds to say why you’re calling in a cold call before they hang up. State your name purpose of call and that’s it.. put the ball in there court

7:15 that one was professional and useful. Engagement of the client as the one in the driver’s seat instead trying to meet one’s own goals is more than 50% of a successful engagement. It’s moving forward NOW without ‘closing’ or pressuring the customer to make a decision, and you’ll probably learn exactly what the client’s “objection” is. The client is generally not sure what their ‘obstacle’ is, precisely, so you certainly aren’t aware of what it is. But with the right questions both of you will know in two minutes instead of next week when the client finally gets back to you or responds to your contact(s)- and maybe then you still won’t know.
