I remember in 2007 when I was working in real estate seeing people buy homes new from builders with the intention of selling before close of escrow to a new buyer for profit. The crash was so brutal and fast that I remember seeing a lot of these units foreclosed on with the builder plastic still on the carpet.

Ya go ahead and buy that apartment building that is chock full of deferred maintenance with no money down. Wish you luck. Banks generally want 25 to 30 percent down for a reason. Where rates are now vs. the price there is no cash flow. Real eatate isn't what it was when rates were 3%. By the way never fall in love with your real estate.
